2013 annual land valuations

On 20 March 2013, the Valuer-General issued annual land valuations for 27 local governments in Queensland. These are Banana, Brisbane, Cairns, Cassowary Coast, Central Highlands, Cloncurry, Fraser Coast, Gladstone, Gold Coast, Gympie, Hinchinbrook, Ipswich, Isaac, Lockyer Valley, Logan, Mackay, Maranoa, Moreton Bay, Mount Isa, Redland, Rockhampton, Scenic Rim, Somerset, Sunshine Coast, Townsville, Western Downs and Whitsunday. The new valuations take effect on 30 June 2013 and will be used to calculate local government rates, state land tax and state land rental (for leasehold land), where applicable.

Impact of 2013 floods

Land valuations have been reviewed for flood-affected properties in the areas that received annual valuations in 2013. All properties that were flood-affected for the first time have been reassessed. Where the impacts of flooding had already been recorded, statutory valuations reflect those impacts.

A detailed review of valuations for flood-affected local government areas that were not valued in 2013 is being undertaken for the 2014 valuation program. This includes Bundaberg Regional Council, and the North and South Burnett regional councils. Properties will be inspected and the latest aerial photography and satellite imagery used to accurately determine the extent of flooding and establish new flood lines.

What if I didn’t receive a valuation notice?

If you didn’t receive a valuation notice, the reason could be that:

  • your local area was not valued this year (see the list above)—in this case, your current valuation remains in effect until the next valuation is issued
  • your postal address changed and the Valuer-General was not notified—complete the change of address form or contact us as soon as possible
  • you own a unit—contact your body corporate, as a single land valuation is issued to the body corporate, not to individual unit owners (the valuation amount for each unit owner is apportioned by your local council for rating and the Office of State Revenue for state land tax, if applicable).

Objecting to your valuation

If you do not agree with your land valuation, and can provide sufficient information to show that your valuation is incorrect, you may lodge an objection. The deadline is Monday, 20 May 2013.
